Common questions

Is the deposit always 10%?

No. That is the minimum only when the lender accepts the statutory 90% maximum. It may lend less or value the property below the agreed price.

Can I borrow the deposit?

Unsecured borrowing is outside the mortgage but increases debt and monthly costs, affecting approval. Swedish interest relief for unsecured loans is also phased out from 2026.

Are title deed and mortgage deed costs included?

No. A house usually has title deed and sometimes new mortgage deed costs. Keep cash aside or calculate them separately.

The Swedish mortgage cap

For a new home purchase from 1 April 2026, a mortgage may cover at most 90% of market value. This means at least 10% in own cash, although a lender can require more.

Working backwards from savings

SEK 450,000 supports a theoretical SEK 4.5 million price at 90% LTV. Keeping SEK 50,000 aside leaves SEK 400,000 and lowers that price to SEK 4 million.

Credit approval still matters

The lender tests income, debts, living costs, the property's value, and higher interest rates. The statutory cap is an outer limit, not a financing promise.

How much down payment is needed in Sweden in 2026?

From 1 April 2026, a new Swedish mortgage used to buy a home may cover no more than 90% of the property's market value. The minimum own-cash deposit is therefore 10% when a lender accepts the full cap. A home costing SEK 3,500,000 needs at least SEK 350,000 in cash and can support at most SEK 3,150,000 in mortgage debt. The rule is set out in Act 2026:226 and explained by the Swedish Financial Supervisory Authority.

Start with price or savings

If you know the price, multiply it by the own-cash share. At 90% loan-to-value, that share is 10%. If you know the cash amount instead, divide it by 0.10. SEK 400,000 of usable cash therefore supports a theoretical maximum price of SEK 4,000,000. The calculator handles both directions and accepts a lower loan-to-value if your lender requires it.

Keep money outside the deposit

Do not automatically use every saved krona. A house purchase can involve Swedish title deed and new mortgage deed charges. Any home also brings moving, insurance, and setup costs, and an emergency fund remains useful after moving in. Enter a reserve before calculating the maximum price.

The mortgage cap is not a loan promise. The lender assesses income, other debt, household costs, the property valuation, and the ability to cope with higher interest rates. Obtain a current loan promise before bidding, then calculate interest, amortisation, and the complete household budget.
